A location QR code stores a Google Maps link with your exact coordinates. On Android it opens the Maps app; on iPhone it opens Google Maps if installed, or the map in Safari. Either way the visitor sees one pin, not a list of businesses with similar names.

Google Maps QR code questions
Yes. The code holds a standard google.com/maps link, which opens Google Maps or the browser on iPhone and the Maps app on Android.
Use the Link page and paste a Google Maps share link for the address. Coordinates are better when the address is ambiguous or the entrance is around the back.
A free code is fixed to the coordinates inside it. An editable code can be pointed at the new place without reprinting.
